Questions landlords ask before switching

No. A tenant is a regular client in Genaya. They get rent invoices by email and pay them in the client portal through a secure link - no signup, no password, no tenant app.

Each lease picks a mode: charge the saved card or bank account automatically every month, or email the rent invoice for the tenant to pay online. Both run through GenayaPay, and every rent invoice links itself to the property and unit.

Split the deposit, first month, and pro-rata into a payment schedule the tenant can pay online - it rides a move-in job created for the lease, so collections and history stay attached to the work.

Viewing financials is its own permission, separate from managing properties, leases, or tickets - so you decide exactly which team members see income and expense figures.

Property Management is available on the Pro plan and up. Turn it on from Settings, under Features, and Properties appears in your sidebar.

A single family home gets exactly one unit. Every lease and ticket hangs off a unit, so occupancy math works the same for a house, a duplex, and a 40-unit building.

Ending a lease frees the unit and cancels the monthly rent subscription in the same action, so a dead lease can never keep charging a tenant. Unpaid invoices stay open for collection.
